BC Leads (bc-leads.ca) is currently operated by Mathieu Landry as an individual, not through a registered corporation. By creating an account or using this site, you agree to these terms. If you don't agree, don't use the site. Contact info@bc-leads.ca with any questions.
What the service is
BC Leads aggregates publicly available building permit and development-application records from BC municipalities' own open-data portals, tags them by trade, and lets contractors unlock the full address and contact details for a fee. Homeowners and property managers can also post their own job directly, after a one-time identity check. BC Leads does not vet, inspect, or guarantee any job, property, or the accuracy of a municipality's own published record — see the Refund Policy for what we do guarantee when a listing turns out wrong.
Accounts
- You must be at least 18 years old and able to form a binding contract to use this site.
- You're responsible for keeping your password secure and for all activity under your account.
- The email and contact details you give us must be accurate — contractors and homeowners rely on them to reach each other.
- One account per person. Creating multiple accounts to get around the free-unlock limit, a ban, or the 3-buyer cap on a lead is a violation of these terms.
Payments
Card payments are processed by Stripe; we never see or store your card number. Unlocking a lead costs $7 CAD (new accounts get 3 free unlocks); posting a job as a homeowner requires a one-time $2 CAD identity-verification charge. All charges are in Canadian dollars and are final except as described in the Refund Policy. We may change pricing going forward; changes apply to unlocks and postings made after the change, not to ones already completed.
Resident-submitted job postings
If you post a job as a homeowner or property manager, you're confirming the job, the address, and your contact details are real and that you have the right to have this work done at that address. The $2 identity-verification charge exists specifically to keep this real — postings go live immediately with no manual review, and a knowingly fake or fraudulent posting will be treated as fraud and reported to police, in addition to an account ban and fingerprint ban covering the card used.
Acceptable use
You agree not to:
- Scrape, bulk-download, or systematically copy leads or listings off this site outside of normal browsing.
- Use another person's account, payment card, or identity without authorization.
- Submit a fake, harassing, or fraudulent job posting or account.
- Attempt to charge back a payment for a lead or posting without first going through the Refund Policy — an unjustified chargeback is treated as abuse and may result in an account and card ban.
- Use contact information obtained through an unlocked lead for anything other than following up about that job.
Suspension and bans
We may suspend or permanently ban an account — and the payment card associated with it — for violating these terms, abusing the refund policy, or submitting a fraudulent posting. A ban tied to a payment card applies to that card regardless of which account or email it's later used under.
No warranty
The site and its listings are provided "as is." We don't guarantee that any lead will result in work, that a municipality's published permit data is complete or current, or that the site will be available without interruption. You're responsible for verifying a job's details before acting on them.
Limitation of liability
To the extent permitted by law, BC Leads' liability to you for any claim arising from your use of the site is limited to the amount you paid us in the 3 months before the claim arose. We are not liable for lost profits, lost business, or any indirect or consequential damages.
Governing law
These terms are governed by the laws of British Columbia, Canada. Any dispute will be handled in the courts of British Columbia.
Changes
If these terms change in a material way, the update will be posted on this page with a new effective date. Continuing to use the site after a change means you accept the new terms.
